Why does my commercial RTU keep tripping off?
The most common cause in LA is high-pressure lockout from a dirty condenser coil. When LA's dust and Santa Ana wind particulates coat the condenser coil, heat rejection is impaired, discharge pressure rises above the safety setpoint, and the high-pressure switch trips. Coil cleaning and a system restart usually restores operation immediately.
How often should commercial RTUs be serviced in Los Angeles?
Semi-annual service (spring and fall) is appropriate for most commercial RTUs. Buildings in areas with high dust levels, near freeways, or with heavy kitchen exhaust nearby may need quarterly condenser coil cleaning. We recommend the appropriate frequency based on your specific location and usage.
What is an economizer on a commercial RTU?
An economizer is a control system that opens dampers to use outside air for cooling when outdoor conditions are suitable (typically below 60–65°F in LA). It can provide "free cooling" on mild days without running the compressor. Economizers in LA are functional when properly maintained but are often found stuck open (causing overcooling in winter) or stuck closed (eliminating their energy saving function). We inspect and calibrate economizers during every RTU service visit.

We identify grease-contaminated coils during inspection and use appropriate cleaning methods. Restaurant RTUs typically need quarterly coil cleaning rather than semi-annual.
How do you access rooftop units safely?
We use appropriate fall protection equipment for rooftop work, including harnesses and anchor points where required by OSHA standards. We inspect rooftop access conditions before service and use ladders, roof hatches, or exterior access as appropriate for the building. Safety is non-negotiable on rooftop work.
